Durrat Al Bahrain CEO, Yaser Al Hammadi shares the journey behind one of Bahrain’s most ambitious developments and its growth over the years into a landmark that symbolizes Bahrain’s rapid development.

Where did the idea for Durrat Al Bahrain come from, and what sets it apart from other projects? 

       The company was founded in 2003, but the actual groundwork for the Durrat Al Bahrain project was laid in 2004, and we began selling the first phase in 2005. From the start, we focused heavily on building a solid infrastructure and creating a comprehensive master plan to ensure the project’s success. At that time, there were no similar developments in Bahrain’s southern region, aside from Amwaj, which was just getting underway. Durrat Al Bahrain quickly became the first of its kind in the area. We’re proud to say it has since brought a unique value to Bahrain and stands as a prominent landmark on the national map, symbolizing innovation and community growth.

How did the project’s design approach contribute to its distinctiveness? 

       In 2005, as we began the first and second phases, the villas were designed to feature harmonious, consistent aesthetics. While the properties offered a variety of sizes and unique interior designs to suit different preferences, the exterior was uniformly styled. This unified appearance became a hallmark of Durrat Al Bahrain, setting it apart from any other project in Bahrain. It is also one of the conditions of ownership that buyers must uphold the exterior design standards, with any proposed modifications requiring approval from the management. This approach maintains a cohesive look and preserves the project’s distinct identity, providing a visually pleasing and unified community for residents.

When did the third phase begin, and what did it involve? 

       The third phase launched in 2014 and included the development of two islands, adding a total of 168 villas. Our goal in this phase was to retain 70% of the original exterior design style, blending it with select updates to the interiors to enhance comfort and modernity. This balance allowed us to keep the unique charm of Durrat Al Bahrain while accommodating evolving tastes. The third phase was completed successfully, and the villas were handed over to their owners in 2016.

Are you currently working on another phase? 

       Yes, we began the fourth phase in 2024 under a project name of “JAWHARAT AL MURJAN”, a full decade after the third phase. Since tastes and lifestyles have evolved, we are responding to these changes by introducing a product that aligns with the needs and preferences of today’s buyers. Many of those who were young children during the earlier phases are now adults with a fresh perspective on what they want in a home, and our new offerings reflect this shift.

What villa design options are available in this new phase? 

       In this new phase, we’re offering four unique villa designs, each incorporating modern glass facades that bring a fresh, open feel to the homes. The plot sizes are generous, ranging from 650 square meters to over 1,000 square meters, while the built-up areas are around 500 square meters, providing ample space for both living and leisure. Also, we will offer an additional luxury option in which the plot area is more than 1400 square meters, with a built up area exceeding 1000 square meters.

Is the fourth phase ready now? 

       We have already opened up reservations for the fourth phase, which includes approximately 200 villas under the name “JAWHARAT AL MURJAN”. The positive response to these offers has been very encouraging, reflecting the demand for thoughtfully designed living spaces in the region.

What are the main challenges you’ve faced in the project? 

       The biggest challenge has been maintaining a distinctive, unified exterior style across the project, as this is the key to Durrat Al Bahrain’s identity. Homeowners are required to adhere to the external design standards, although they have full freedom to make personal adjustments inside their homes. Ensuring this balance of uniformity with individuality is an ongoing process, but it’s essential to keeping the development visually cohesive and attractive.

How does project management support in maintaining the project’s quality? 

       Because Durrat Al Bahrain is a gated community, all maintenance and landscaping are managed internally by the company. This arrangement helps us uphold high standards across the development, ensuring that every aspect of the project remains in optimal condition and that residents enjoy a well-maintained and beautiful living environment.

How do you handle the challenge of the distance from the city center? 

       It takes about an hour to commute to the project from the city center. For some, this distance provides a desirable retreat from the busy city, while others may see it as a challenge. We’re optimistic that Bahrain’s infrastructure will continue to improve, with better roads and connectivity, which will help make the journey more convenient.

How does the project contribute to sustainability? 

       We have made sustainable choices in several areas. Solar energy systems are available, and we encourage residents to use these in their homes. We’ve also introduced fruit-bearing trees throughout the development, making the project more eco-friendly and creating a lush environment that benefits both residents and the local ecosystem.
